The sample page: Menlo Park, July 2026. Your page carries your street.

What is on it

  • 1The bandWhat buyers paid this month in your town, read five ways: sold, median, per square foot, days on market, and how much over the asking price the average home closed.
  • 2Where a home sitsUnder the band, in it, or above it, and what each position means for how the home should be priced. This is the part that decides everything. It's a judgment about the street and the house, made from the closings around them.
  • 3What happens nextThe comparables, the position, the number, the calendar. The sequence every one of my listings follows, with a date on each step before the sign goes up.

Page one for your own street is built from the closings within a half mile of it. That's a fifteen-minute call, and the email that carries the page tells you how to ask for it.

The list price is the last thing we decide. This page is where we start.
