Financing

Foreign nationals can purchase property in the United States. Financing options include cash purchases, loans from US-based lenders that serve international clients, and cross-border mortgage products. Some lenders require a larger down payment (typically 30-40%) and additional documentation for non-resident buyers.

Legal requirements

You do not need to be a US citizen or permanent resident to buy property. However, you will need an Individual Taxpayer Identification Number (ITIN), which I can help you obtain. The Foreign Investment in Real Property Tax Act (FIRPTA) applies to non-resident sellers and should be understood before purchasing.

Remote transactions

If you cannot travel to California for every step, I coordinate virtual tours, remote notarization, and digital document signing to streamline the process. Many of my international clients complete the majority of their transaction remotely.
