Cambrian is the name both of a San Jose unified school district and the broader residential district it anchors — roughly bounded by Camden Avenue to the north, Union Avenue to the east, State Highway 17 to the west, and Blossom Hill Road to the south. The Cambrian area straddles two San Jose zip codes, 95008 and 95124, and sits adjacent to the incorporated boundaries of Los Gatos and Almaden Valley. This geographic positioning explains one of Cambrian's most compelling selling points: buyers priced out of the Los Gatos and Saratoga markets often discover that Cambrian delivers most of the lifestyle at a substantial discount.

The housing stock is predominantly single-family ranches built between 1955 and 1975 on lots averaging 6,000–8,000 square feet, with a meaningful contingent of larger lots above 10,000 square feet on the neighborhood's hillside edges. Very few condominiums exist in the core Cambrian pocket — this is a neighborhood of detached homes with yards, driveways, and mature trees. The Cambrian School District is the critical driver of values here. The district consistently ranks among the top K–8 districts in Santa Clara County on statewide assessments. High school students feed into Del Mar High School or Branham High School under San Jose Unified. Cambrian's commercial spine along Camden Avenue and Blossom Hill Road provides everyday services — grocery, pharmacy, local restaurants — without the boutique-village premium of nearby Los Gatos downtown. Santana Row and Valley Fair Mall are 10 minutes north via Route 17. The neighborhood has direct freeway access to both Highway 17 and Highway 85, making it genuinely useful for commuters serving both the South Bay and mid-Peninsula. CalTrain is not walkable from the core Cambrian neighborhoods, but the Vasona Light Rail corridor runs nearby for downtown San Jose connections.
