Sharon Heights
The hillside golf-club pocket above Sand Hill Road
What Sharon Heights is
Sharon Heights is the hillside Menlo Park neighborhood that wraps around the Sharon Heights Golf and Country Club. Bounded by Sand Hill Road to the south, I-280 to the west, and Alpine Road to the north, it is one of the few Peninsula neighborhoods that delivers genuine view lots, golf-course frontage, and direct VC-corridor access in a single envelope.
The neighborhood developed primarily in the 1960s and 1970s as a planned community. Architecture skews mid-century modernist and contemporary, with a meaningful inventory of Eichler-style ranches and architect-designed view homes. Many original homes have been substantially renovated; tear-downs replaced by contemporary glass-and-steel residences are increasingly common on the better view lots.
Why this neighborhood trades the way it does
Three structural advantages converge here: walking distance to Sand Hill Road's venture capital corridor, immediate access to the Sharon Heights Golf Club (one of two private golf clubs on the Peninsula), and west-facing views of the foothills and valley. For senior partners at Andreessen Horowitz, Sequoia, KKR, and the dozens of other Sand Hill firms, the commute is a 5-minute walk. That alone justifies a meaningful portion of the price premium.
Lot sizes typically run 12,000 to 25,000 sf โ larger than the average West Menlo Park lot, smaller than Atherton's one-acre minimum. Updated standard-lot homes range $5M-$10M; view lots and tear-down candidates can reach $15M+; new contemporary estates on prime view positions have closed at $20M-$30M.
Schools and amenities
Sharon Heights students typically attend Las Lomitas Elementary School District (the same district that serves West Menlo Park), then Menlo-Atherton High School. The Las Lomitas assignment is the second major value driver after location โ it is one of the highest-rated public elementary districts in California.
The Sharon Heights Shopping Center anchors daily life โ Mollie Stone's Market, several restaurants, a pharmacy, and small retail. Sharon Park, with its duck pond and playground, is the neighborhood common. The country club itself offers golf, tennis, swimming, and dining; membership is competitive but not unattainable for residents.
