Millbrae Real Estate Agent
BART and Caltrain share one station here, with SFO just to the north. Representation that weighs the flight paths along with the floor plan.
Lisa M. Lum is a Millbrae real estate agent with Coldwell Banker Realty, working from the office at 1706 El Camino Real in Menlo Park. Millbrae covers roughly 3.3 square miles directly south of San Francisco International Airport.
Millbrae Station is the only Caltrain and BART intermodal station on the Peninsula. BART reaches SFO one stop north and continues to San Francisco, and Caltrain runs south to Silicon Valley.
Daily life runs along Broadway and El Camino Real, the city’s main commercial corridors. Constitution Park, Central Park and the Millbrae Library anchor civic life, and Mills Hillside Park and the Skyline Boulevard ridge trails sit at the western edge. The Millbrae Art and Wine Festival runs each Labor Day weekend.
Homes range from the elevated Millbrae Highlands near Skyline Boulevard to post-war and mid-century streets in the flatlands.
The airport matters as much as the station. Flight-path exposure varies by neighborhood and time of day, so it belongs in the conversation before you set a number.

More about Lisa →Selling your Millbrae home
A Millbrae sale is priced block by block. A view lot in Millbrae Highlands and a post-war home in Capuchino sit at different elevations and under different flight paths.
Lisa prices from comparable sales in your neighborhood, down to your street, lot size and micro-neighborhood, and she manages the photography, marketing and showings once you list.
Flight-path orientation is a question buyers raise on tours. Which disclosures apply to your home is a question for a real estate attorney.
Through her Home Refresh program, Lisa manages the vendors for repairs, paint, staging and curb appeal, and you approve every estimate before work begins.
Home Refresh also covers a pre-listing inspection and a disclosure package. Alongside the standard California disclosures, that package can address aircraft noise.
If a protected tree needs pruning before photography, the City’s Tree Pruning Permit comes first.
San Mateo County’s documentary transfer tax of $1.10 per $1,000 applies at recording, and Millbrae adds no municipal transfer tax.
When offers arrive, Lisa reviews each one with you on price, terms, contingencies and the buyer’s financing.

Buying a home in Millbrae
Start with sound. Substantial portions of Millbrae sit under SFO flight paths, and exposure varies by neighborhood and time of day.
North Millbrae and the Capuchino area sit closest to active arrival and departure paths. Millbrae Highlands, at higher western elevation, has less direct overflight.
Visit in the evening or early morning before you write an offer. The Airport Land Use Commission noise contour maps are the authoritative reference.
Then check the trees. Millbrae requires a Tree Pruning Permit before work on any street tree or protected tree on private property, and you or your tree contractor apply with the City first.
The R-1 Single-Family Residential District, under Municipal Code Chapter 10.05, permits single-family homes and accessory dwelling units. If you plan an addition or ADU, talk with Millbrae Planning early, since design review applies above certain thresholds.
Hillside lots in the Highlands may face added grading and slope-stability review.
Millbrae School District serves the city for K-8 through Green Hills, Meadows, Spring Valley and Lomita Park elementary schools and Taylor Middle School. Mills High School, in the San Mateo Union High School District, serves high school students.
Elementary assignment follows the address. Confirm the assignment for the exact address with the district before you write an offer.
