Exploring San Mateo County: A Guide to Its Diverse Communities

From bayside towns to coastal retreats, San Mateo County offers a remarkable range of lifestyles and neighborhoods.

San Mateo County stretches from the San Francisco border south to Silicon Valley and from the bay to the Pacific coast. Within this relatively compact geography lies an extraordinary diversity of communities, each with its own character, price points, and lifestyle appeal.

The Bayside Communities

Burlingame

Known for its walkable downtown along Broadway and Burlingame Avenue, this city attracts families and professionals who value village-style living with easy access to SFO and the Caltrain corridor. Median home prices hover around $2.5 million, with charming Craftsman and Spanish-style homes on tree-lined streets.

San Mateo

The county's largest city offers a range of housing from downtown condos to hillside estates. Central Park, the Japanese Garden, and a revitalized downtown dining scene make San Mateo appealing to a broad demographic. Entry points for single-family homes start around $1.8 million.

Foster City

A planned community built on reclaimed land, Foster City is known for its lagoon system, excellent schools, and family-friendly neighborhoods. The flat terrain and waterfront paths make it ideal for families with young children. Homes typically range from $1.5 to $2.5 million.

The Mid-Peninsula

San Carlos

Often called the City of Good Living, San Carlos has experienced a renaissance in its downtown along Laurel Street. Excellent schools, a strong sense of community, and proximity to both San Francisco and Silicon Valley make it one of the county's most sought-after addresses.

Redwood City

The county seat has transformed dramatically in recent years, with new restaurants, cultural venues, and a thriving downtown. Redwood City offers some of the county's best value, with diverse neighborhoods ranging from waterfront condos to hillside homes with bay views.

The Coastside

Half Moon Bay

Just over the coastal hills, Half Moon Bay offers a completely different pace of life. Farms, ocean views, and small-town charm attract buyers who want the Bay Area lifestyle without the intensity. The trade-off is a fog-cooled climate and a winding commute over Highway 92.

Pacifica

Perched on the coast just south of San Francisco, Pacifica offers ocean views at prices well below the bayside communities. Surfers, hikers, and those who prefer coastal fog to inland heat find their home here.

The Hillside Communities

Hillsborough and Woodside represent the county's most exclusive addresses. Hillsborough features grand estates on large lots with no commercial districts by design. Woodside offers a rural, equestrian-friendly lifestyle just minutes from Stanford. Both communities feature homes well above $5 million.

Choosing the right San Mateo County community depends on your priorities: commute, schools, lifestyle, and budget all play a role. I would love to help you explore these neighborhoods in person and find the one that feels like home.
